Black mold in closet from AC - DIY or call management?« Back to Previous Page

Our master bedroom closet on the outside wall has started to smell really damp, and I just pulled out a stack of winter jackets to find fuzzy black spots all over the back wall. We’ve been running the AC nonstop since summer began, but the room never feels completely dry. What’s the most effective way to deal with this myself, or should I call the building management first?

This is likely condensation-related mold from the temperature difference between your AC-cooled room and the humid outside wall, a very common issue in Dubai. The nonstop AC use actually creates more condensation if the unit isn't properly dehumidifying or if there's an insulation flaw in the building envelope.

For immediate DIY, wear an N95 mask and gloves. Wipe the visible mold off the wall with a solution of diluted white vinegar or a dedicated mold remover. Discard any contaminated porous items like cardboard boxes. Then, thoroughly dry the area with a fan and address the humidity. A standalone dehumidifier or a rechargeable desiccant dehumidifier bag inside the closet can help significantly.

However, since the mold is inside a closet on an external wall, the root cause is probably a structural thermal bridge or inadequate insulation, which is the building's responsibility. You should report this to building management. Dubai Law No. 6 of 2010 and the Strata Law place the onus on the Owners' Association to maintain common property, which includes external walls. They need to inspect and rectify the insulation or sealing issue; otherwise, the mold will absolutely return.

If the smell persists or you see mold spreading after cleaning, a professional inspection is wise to rule out a hidden leak and identify the exact mold species, as some types require more specific remediation protocols.
