Black mold in closet from AC leak: clean or call pro?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet where we store our winter clothes. It's on the wall and seems to be spreading a bit, and I'm worried it's from a hidden leak in the AC unit. Is this something I can clean with bleach myself, or do I need to call a professional to check the AC first?

Based on the description of a recurring black patch in a closet adjacent to an AC unit, this is a situation that strongly warrants a professional inspection. In Dubai's climate, where high humidity and year-round AC use are the norm, what you see is often just the tip of the iceberg. The visible mold growth inside your closet is a symptom of a persistent moisture issue, most likely a condensate drain line leak or a breach in the AC ductwork within the wall void. This hidden leak is continuously feeding the mold, making superficial cleaning ineffective and potentially dangerous.

Cleaning with bleach is not recommended. Bleach is ineffective on porous surfaces like drywall and wood, as it only removes the surface discoloration without addressing the root fungus. More critically, disturbing the mold by scrubbing can aerosolize toxic spores, contaminating your entire living space and HVAC system, leading to significant health risks and a much larger, more expensive remediation project.

The correct protocol is to first identify and repair the moisture source. This requires a certified mold inspector using tools like moisture meters, thermal imaging cameras, and borescopes to pinpoint the exact location and extent of the leak behind the wall. Only after the AC issue is resolved by a qualified HVAC technician can the mold remediation process begin, which involves containment, safe removal of affected materials, and professional-grade antimicrobial treatment.

For a comprehensive assessment and to prevent further damage to your property and health, I strongly advise you to contact a professional. Call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com for a detailed inspection and a certified remediation plan.
