Black mold in closet from AC leak: who to call first?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind all the clothes. It must have been growing slowly because our entire wardrobe now smells damp and musty. I'm worried it's from a hidden AC leak since the wall feels a bit cold. What's the best way to handle this and who should I call first, a mold specialist or an AC technician?

Call an AC technician first. The mold is a symptom; the leak is the cause. A qualified technician can identify and repair the source of the moisture, which is likely a clogged condensate drain line or an insulation issue common with Dubai's year-round AC use. Until the leak is fixed, any mold cleanup will be temporary.
Once the AC leak is repaired, then address the mold. For a small, contained patch, you can clean it yourself with a diluted bleach solution (1 part bleach to 10 parts water), but you must wear an N95 mask and gloves. However, given the musty smell has permeated your clothing, the mold growth behind the wall is likely more extensive than the visible patch. In this case, a professional mold inspection is recommended. They use moisture meters and thermal imaging to assess the full extent of the hidden damage inside the wall cavity. They can also advise on the proper remediation process, which for porous materials like drywall often requires cutting out and replacing the affected section. For your clothing, multiple wash cycles with vinegar or specialized laundry additives can remove the musty odor, but some items may be unsalvageable. The root cause is the high indoor humidity levels that condense on cold surfaces. After remediation, ensure the closet is well-ventilated and consider using a small desiccant dehumidifier in that room to prevent recurrence. |
