We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, right on the wall. It's been really humid lately and I think it might be spreading from the AC unit on the other side of that wall. What's the best way to handle this myself, or should I call my building management first?

First, identify the source. The AC unit's condensation drain line might be clogged or the insulation around it has failed, causing cold air to condense on the wall and create persistent dampness. This is a common issue in Dubai's climate where high external humidity meets year-round AC operation.

For a small patch (under one square foot), you can clean it yourself. Wear a mask and gloves. Scrub the area with a mixture of water and detergent, then wipe with a diluted bleach solution (1 part bleach to 10 parts water). Dry the area completely with a fan. However, this only addresses the visible growth, not the moisture source.

Given the mold is on a structural wall and you suspect the AC is the cause, contacting building management is your best first step. In many UAE buildings, the responsibility for fixing the AC unit and the resulting damage to the structure falls on them. They should send their HVAC technician to inspect the unit, clear any blockages in the drain pan or line, and check the insulation.

If the mold returns quickly after cleaning or the patch is larger, a professional inspection is recommended to assess the extent of the moisture problem within the wall cavity. They can use moisture meters and thermal imaging to find the exact point of leakage, which is crucial for a permanent fix. Simply cleaning without fixing the water issue will lead to recurrence.
