Black mold in closet from bathroom: my or building's responsibility?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, dusty spots spreading on the ceiling in our walk-in closet. It’s the interior wall that backs onto the master bathroom, and I'm worried the dampness from our showers is causing it. What’s the best way to get this professionally cleaned in Dubai, and is this something the building management should handle or am I responsible?

Responsibility typically depends on the source of the moisture. Since the issue is on an interior wall backing onto your bathroom, the dampness is almost certainly originating from within your unit—from shower humidity seeping through the wall or condensation in the ceiling void. This makes it the resident's responsibility to address. Building management is generally only responsible for leaks originating from common areas, external building envelope failures, or central AC system issues.

The first step is a professional inspection to confirm it's mold and identify the exact moisture source. In Dubai's climate, high humidity and constant AC use can create significant condensation if bathroom ventilation is inadequate. A certified inspector will use a moisture meter to check the wall and may recommend a lab test if the mold coverage is extensive to identify the species, though black discoloration is often a common cluster of species like Cladosporium or Aspergillus.

For remediation, the bathroom's exhaust fan must be verified for proper operation and used during every shower. The affected section of ceiling will need to be isolated, carefully removed, and the area treated with antimicrobial solutions. Simply wiping it spreads spores. The root cause must be fixed, which often involves improving ventilation, sealing grout, or addressing any hidden plumbing leaks from the bathroom. For a proper, permanent fix, hiring a company that provides before-and-after lab testing to verify spore count reduction is the most reliable approach.
