Black mold in closet from dampness: DIY or call management?« Back to Previous Page

The ceiling in our master bedroom closet has these black splotchy patches that we never noticed before. We keep our winter clothes in there and just went to get a jacket out, and the whole corner feels damp and smells really earthy. It’s been so humid lately that the AC is running non-stop. What’s the best way to handle this ourselves, or should we call the building management first?

Black splotchy patches and a damp, earthy smell in a closet are classic signs of a mould problem, likely fuelled by the extreme humidity and constant AC operation creating condensation. Your first step is to stop the moisture source.

Since you're in a building, immediately notify your building management or owner. Under Dubai Municipality regulations, they are responsible for the building's structure and common systems. This dampness could stem from a leaking AC condensation drain pipe inside the wall, a roof leak, or inadequate insulation. Document the issue with clear photos and a written request for inspection and repair. They must fix the leak before any cleaning is effective.

For your safety, avoid disturbing the mould yourself. Do not attempt to wipe or spray it, as this can aerosolize spores. While waiting for management, keep the closet door closed to contain spores. Remove the clothing and have it professionally cleaned to prevent cross-contamination.

Once the leak is permanently repaired, the remediation can begin. For a small area (under one square meter), you may carefully clean non-porous surfaces with a detergent solution after the area is completely dry. However, given the location is a closet containing fabrics and the potential for mould inside the wall, a professional inspection is strongly recommended to assess the full extent. They use moisture meters and thermal cameras to find hidden dampness and can ensure it's remediated to a healthful standard, not just cleaned cosmetically. In many Dubai apartments, what you see is just the tip of the iceberg.
