Black mold in closet: landlord emergency or can it wait?« Back to Previous Page

We've lived here for 2 years and just noticed a few small black spots in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside of the building. With the humidity rising again, I'm worried it's going to get worse quickly. Is this something I need to get my landlord to deal with as an emergency this week, or can it wait until next month?

Addressing it within the month is strongly advised, not necessarily as a 24-hour emergency if the area is small and contained. The urgency depends on the extent and whether it's actively growing.

Given its location on an exterior wall, the cause is likely a combination of Dubai's high humidity and thermal bridging, where the wall is cooler than the room's air, leading to condensation. This dampness, trapped behind stored winter clothing, creates an ideal environment for mold. The upcoming summer humidity will only accelerate growth.

For a small area (under one square foot), you can clean it yourself with a solution of diluted white vinegar or a dedicated mold remover, wearing a mask and gloves. However, this only treats the symptom. The landlord is responsible for investigating and repairing the root cause, which could be a minor insulation flaw or a more significant leak. Document the issue with clear photos and notify them in writing.

If the area is larger, has a musty odour, or you see evidence of water staining, a professional inspection is recommended to assess the wall's internal condition. In Dubai, landlords are obligated to provide a habitable property, and persistent dampness or mold falls under that remit. A certified inspector can provide a documented report to substantiate your request for repairs.
