We’ve lived in our Jumeirah villa for 2 years and just noticed a patch of black spots in the corner of our master bedroom closet, which is on an exterior wall. It's been humid lately and we run the AC constantly, but I'm worried it's spreading. Is this something I need to get an inspector for immediately, or can it wait a few weeks?

Any visible mold growth, especially on an interior wall, warrants a professional inspection in the Dubai climate. The combination of high external humidity and constant air conditioning creates a significant risk for condensation within wall cavities, which can lead to a larger, hidden problem. What you see on the surface is often just a small portion of the actual growth.

For a closet on an exterior wall, the issue is likely due to a thermal bridge—where the cold from the AC meets the warm, humid air, causing condensation inside the wall. This moisture feeds the mold. Given it's been two years, the problem may be more established than it appears.

Waiting a few weeks could allow it to spread further. A certified inspector will use tools like a borescope to look inside the wall and moisture meters to pinpoint the exact source of the dampness, which is critical for an effective remediation plan. They can also take a sample for lab analysis to identify the species, though in a residential setting like this, any sustained growth should be addressed regardless of type.

Your first step should be to stop the moisture source. Ensure the AC is not set excessively low and that the room is well-ventilated when the outdoor humidity drops. Do not attempt to bleach or scrub it, as this can disturb spores. A proper assessment will determine if the remediation requires opening the wall or can be handled with targeted treatment.
