We've lived here for 2 years and just noticed a cluster of black spots in the corner of our master bedroom closet, behind the shoe rack. It’s on the wall that faces the outside of the building, and it feels slightly damp. We're in an older building in Jumeirah and I'm worried this has been there a while. What's the best way to treat this myself, or should I contact my building management first?

That damp black cluster in your closet is likely mold, a common issue in Dubai due to high humidity and condensation from constant AC use. The location on an exterior wall suggests it's a condensation problem from the temperature differential between the cold interior and the hot outside.

For a small area (under one square meter), you can attempt to treat it yourself. Wear an N95 mask, gloves, and safety glasses. Move the shoe rack and dry the area completely. Scrub the spot with a mixture of detergent and water. Avoid bleach, as it only removes the colour and doesn't address the moisture source. After cleaning, ensure the area stays dry; a dehumidifier or improving air circulation in the closet can help.

However, since the wall feels damp, this indicates an ongoing moisture intrusion that you cannot fix yourself. The source could be a leaking pipe within the wall, a crack in the building envelope, or failed waterproofing. In this case, you must contact your building management first. Under Dubai's Strata Law, the building's structure, including external walls and common plumbing, is the responsibility of the Owners' Association or building management. They are obligated to investigate and repair the source of the water leak.

If the problem persists after their repairs, a professional inspection with moisture meters and, if necessary, lab testing can identify if the mold growth is more extensive inside the wall cavity. For health safety, especially if you have respiratory issues, a professional assessment is advised when the source isn't immediately obvious.
