The ceiling in my master bedroom closet has these black splotchy patches that I just noticed when I was getting out the winter blankets. This is a classic Dubai AC condensation issue. The dampness and black splotches directly under the unit strongly suggest that the primary problem is a clogged condensate drain line. When the drain clogs, the pan overflows, and water leaks into the ceiling, creating the perfect damp environment for mold to grow.
Do not clean it yourself. Disturbing the mold can release spores into your living space. Your first call should be to your building maintenance. By Dubai law, the building owner is responsible for the maintenance of the central AC system, including the drain lines. They need to send a technician to clear the clog, repair any water damage to the ceiling, and address the root cause of the moisture. Once the leak is fixed and the area is dry, the mold can be addressed. For a small patch, a solution of white vinegar or a dedicated mold cleaner can be effective for surface cleaning. However, if the staining is extensive or has penetrated the gypsum board, the damaged section of the ceiling may need to be cut out and replaced to prevent regrowth, as mold can grow inside the porous material.
