Black mold in damp closet, how to clean and who to call?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet where we store our winter clothes. It’s on the wall that faces the outside, and it feels slightly damp. I’m worried the humidity is getting in from the recent heavy rains. What’s the best way to clean this and who should I call to check for a more serious moisture problem in the wall?

That black patch and dampness on an exterior wall is a classic sign of moisture intrusion, likely from the recent heavy rains. In Dubai's climate, exterior walls can wick humidity inside, especially if there's a minor crack or insufficient sealing.

For a small patch (under one square foot), you can clean it yourself with a solution of one part white vinegar to four parts water. Wear an N95 mask and gloves, scrub the area, and let it dry completely. Do not use bleach, as it only removes the colour and can push spores deeper into porous surfaces like drywall.

However, since the wall feels damp, the cleaning is only a temporary fix. The underlying moisture problem must be addressed to prevent regrowth, which can happen within 48-72 hours in our humidity. You need to identify the source of the water, which could be a leaking pipe, capillary rising damp, or a breach in the building's waterproofing.

For this, you should call a professional building inspector or a certified mold assessment company. They use moisture meters and thermal imaging cameras to locate the source of the dampness within the wall cavity without causing unnecessary damage. Look for providers who offer a detailed report with their findings; this is your evidence if the issue requires building management or a landlord to make structural repairs. A proper inspection is the only way to ensure the problem is fully resolved.
