Our apartment’s AC has been constantly running to fight the humidity, and I just pulled back the corner of the carpet in our master bedroom to find a huge patch of black, fuzzy mold spreading from the wall. We’ve lived here for 2 years and just noticed it. What’s the fastest way to get this professionally tested and treated in Dubai, and should I be talking to my landlord or building management first?

Contact your landlord first. They are legally responsible for resolving maintenance issues like this under Dubai rental law. Document the mold with clear photos and videos, and send a formal written notification requesting immediate inspection and remediation. This creates a necessary paper trail.

Given Dubai's high humidity and constant AC use, this mold is likely due to a hidden leak in the wall, a faulty seal, or condensation from the AC unit itself. The "black" color is common but doesn't automatically mean the highly toxic Stachybotrys; only professional testing can identify the species and associated health risks.

For serious, widespread growth, a professional inspection is critical. They will use moisture meters to find the water source and recommend a remediation plan. The fastest path to testing is through a company with its own microbiology lab, as they can culture the sample on-site and provide a precise identification, which informs the correct treatment method. Do not attempt to disturb or clean it yourself, as this can release a large number of spores into your living space.

If the landlord is unresponsive, you can escalate the matter to the Rental Dispute Center (RDC) in Dubai.
