Black mold in Dubai closet - call management or professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots in the corner of our master bedroom closet, behind all the clothes. It's on the wall that faces the outside, and it feels slightly damp. I'm really worried it's spreading. What's the best way to handle this in Dubai – should I call the building management first or get a professional mold remediation company myself?

Call building management first. In Dubai, this is typically the landlord's responsibility, especially if the issue is related to the building's external envelope or a leak from a common pipe. They should send their maintenance team to investigate and fix the source of the moisture, which is the critical first step.

Given the wall faces outside and feels damp, the most common cause is condensation from the extreme temperature differential between the air-conditioned interior and the hot exterior wall, or a small leak from a poorly sealed window or crack. Until the root cause is fixed, the mold will return even if cleaned.

After management identifies and repairs the moisture source, then assess the mold. For a small, contained area (less than one square meter) that has been dried, a thorough cleaning by you or the maintenance crew with appropriate protective gear may suffice. For widespread growth, a history of respiratory issues in the household, or if the wall cavity is affected, a professional inspection is warranted to determine the extent and species. They can provide documentation of remediation, which is important for your records with the landlord. In Dubai's climate, this proactive approach is essential to prevent recurrence.
