Black mold in Dubai: landlord or tenant responsibility?« Back to Previous Page

The AC in my apartment seems to have been leaking into the wall behind it in the living room, and now I’m seeing a bunch of black, fuzzy spots spreading out from the unit. We've lived here for 2 years and just noticed it, probably because the weather has been so humid lately. The room has started to smell damp and my throat gets itchy when I’m in there. Who is the best company in Dubai to call for a proper black mold inspection and safe removal, and does anyone know if this is typically covered by the building management or is it my responsibility as a tenant?

Black mold appearing from an AC leak is a common issue in Dubai due to the high humidity and constant AC operation, which creates ideal conditions for growth. The damp smell and itchy throat are strong indicators of an active mold problem that requires professional attention.

In Dubai, responsibility typically falls on the property owner (landlord) to maintain the structure of the apartment, which includes fixing the source of the leak—likely a faulty AC drain line or condensation issue. As a tenant, you are generally responsible for reporting the problem in a timely manner. Document the issue with photos and formally notify your landlord or building management in writing. They are obligated to address the source of the moisture intrusion.

However, the inspection and safe remediation of the resulting mold growth is a separate process. For a proper assessment, you need a company that can conduct a thorough inspection, including moisture mapping and potentially air or surface sampling to identify the mold type. The remediation must follow strict containment and removal protocols to prevent spores from spreading to other parts of your home. Companies with their own microbiology lab can provide the concrete, documented evidence needed to verify the mold is gone.

While building management might handle the leak repair, the mold remediation itself is often a separate service you would arrange. It is crucial to have the remediation validated by post-clearance testing to ensure the environment is safe. Start by notifying your landlord about the leak immediately to stop the moisture source.
