Black mold in Dubai: landlord responsibility for removal?« Back to Previous Page
|
We've lived here for 2 years and just noticed a bunch of black spots spreading in the corner of our master bedroom closet, behind all the clothes. It’s on the wall that faces the outside of our building in Jumeirah Village Circle. I'm really worried it's been there a while and is making us sick. What's the best way to get this professionally treated here in Dubai, and will my landlord typically cover the cost?

Landlord responsibility for mold removal in Dubai depends on the source of the moisture. Under the Dubai Rental Law, landlords are responsible for maintaining the structural integrity of the property. If the black spots in your JVC closet are due to a leaking pipe, faulty waterproofing, or a structural issue in the external wall, the landlord is typically obligated to address the repair and the resulting mold remediation.
However, if the moisture is due to tenant-caused condensation (like inadequate ventilation from overfilled closets or not running AC consistently in humid conditions), the cost may fall to you. The high humidity here, especially combined with cold spots from AC units, creates a perfect environment for mold growth on exterior walls. For a case with visible spreading, a professional inspection is strongly recommended to identify the exact moisture source and mold type. Do not attempt to clean it with bleach, as this can worsen airborne spores. A qualified inspector will use moisture meters and thermal cameras to pinpoint the issue. If the report confirms a structural or maintenance-related cause, you present this documented evidence to your landlord to request remediation. The process typically involves isolating the area, removing contaminated materials like drywall, and applying antimicrobial treatments to prevent recurrence. |
