Black mold in Dubai villa AC: need inspection and air test?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the clothes. It’s on the wall that faces the outside of our villa in Arabian Ranches. The AC unit is in that area too and I'm worried the spores are getting blown into the room. What’s the best way to get a proper mold inspection done here, and should I be testing the air quality as well?

Black mold in a villa AC area warrants immediate professional inspection. The combination of Dubai's high humidity and year-round AC use creates ideal conditions for mold growth, especially on exterior walls where temperature differences cause condensation.

For a proper inspection, hire a certified mold assessor who uses a borescope to check inside walls and AC ducts for hidden growth. They should perform air quality testing in multiple rooms (including a control sample outdoors) to compare spore counts. This identifies if your AC is actively spreading spores. The wall cavity behind that mold patch likely has more extensive growth, given its location on an exterior wall in Arabian Ranches.

Do not attempt to clean it yourself, as disturbing it will aerosolize spores. Until assessed, keep the closet closed and the AC running to maintain lower humidity, which can help slow additional growth. The inspection should identify the moisture source—often a minor condensation leak from the AC drain line or insufficient insulation in the exterior wall.

Request a full report with lab results identifying the mold species. This determines the necessary remediation scope and verifies the company’s findings. Reputable providers here follow standards from the Dubai Municipality and DHA for indoor air quality.
