We've lived here for 2 years and just noticed a bunch of black spots growing along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has felt really damp lately, even with the AC on. What’s the best way to deal with this in a Dubai villa – should I call the building management or find a specialized cleaning company myself?

Call your building management first. Dubai's strata laws (Strata Law No. 6 of 2019) generally hold them responsible for the building's structure, including the external walls and common AC ducting that services your unit. The issue is likely condensation forming inside the chilled ceiling or wall cavity due to a thermal bridge or insufficient insulation, a common problem in the climate here.

However, the remediation itself is your responsibility as the unit owner. Management may fix the leak source, but they will not clean or treat the mold growth inside your room. For that, you need a specialist. The damp feeling indicates an active moisture problem that simple wiping won't fix; the mold will return.

A professional inspection can identify the exact condensation source—often a breach in the AC duct insulation or a temperature differential—and use moisture meters to map the extent. They should perform a lab analysis of the black spots to confirm the species, as some types common here, like Cladosporium, are allergens, while others like Stachybotrys require more stringent containment during removal.

For a villa, hire a specialized indoor environmental company that does containment, HEPA vacuuming, and antimicrobial treatment of the affected area. They should also provide a post-remediation verification test from an independent lab to confirm the spore count has returned to normal ambient levels. This is the only way to ensure it doesn't recur.
