Black mold in Dubai villa closet - call a specialist?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots appearing in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside of our villa in Arabian Ranches. I'm worried it's spread to our belongings and I don't know where to start. Should I call a specialist for a full inspection or is there a specific type of company here in Dubai that handles this kind of moisture problem?

Yes, you should call a specialist for a professional inspection. The black spots in your closet are a strong indicator of a moisture problem, and given Dubai's climate, this requires expert diagnosis to prevent further damage and potential health issues.

The location on an exterior wall in a villa is a classic sign of a thermal bridge or condensation issue. Your AC cools the interior, but the outside wall heats up significantly, creating a temperature differential where moisture from the humid air condenses inside the wall cavity. This hidden dampness is what the mould is feeding on. It is very possible the mould has spread to your stored belongings, especially organic materials like cotton and wool.

Start by not disturbing the area further. Do not attempt to wipe or spray the mould yourself, as this can aerosolize the spores and spread them throughout your home. For a proper assessment, you need a company that does more than just surface cleaning. Look for a provider that includes a certified mould inspector who can use tools like moisture meters and thermal imaging cameras to find the source of the water intrusion within the wall. The most credible firms will also take air and surface samples for analysis at an accredited microbiology lab to identify the mould species and concentration, which determines the remediation protocol. This scientific approach is crucial; without it, you're only addressing the visible symptom and not the root cause.

The remediation process for a case like this often involves controlled demolition of the affected wall section, addressing the insulation or sealing flaw, applying antimicrobial solutions, and using industrial air scrubbers to purify the air. Your winter clothes will likely need to be professionally cleaned or discarded. Resolving the underlying moisture issue is the only way to ensure it doesn't return.
