Black mold in Dubai villa: DIY or call a pro?« Back to Previous Page

We've lived in our villa in Al Barsha for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on an exterior wall. It’s been worse since the humidity spiked a couple of weeks ago. Is this something I can handle myself with a bleach solution, or should I call a professional for a full inspection, and what would that typically cost in Dubai?

Based on your description—a black mold patch on an exterior wall in Al Barsha, worsened by recent humidity—this is a classic case of a moisture issue exacerbated by Dubai's climate. Exterior walls are prone to thermal bridging and condensation due to the extreme temperature differential between the air-conditioned interior and the hot, humid exterior. This creates a perfect environment for mold growth within the wall cavity, which is often more extensive than the visible patch.

A bleach solution is strongly discouraged. It is ineffective on porous surfaces like drywall and wood, as it only bleaches the surface pigment and does not address the root hyphae (the branching filaments of the mold). Furthermore, bleach is mostly water, which can actually feed the mold growth deeper within the material. For a suspected black mold (which could be Stachybotrys chartarum or other toxigenic species), disturbing it without proper containment and PPE can aerosolize harmful mycotoxins, posing a significant health risk.

A professional inspection is unequivocally recommended. Our process involves using a borescope to inspect inside the wall cavity, moisture meters to quantify the water content, and air sampling to determine spore concentration levels in your bedroom's air. This comprehensive diagnosis is crucial, as the visible spot is often just the "tip of the iceberg." The cost for a detailed inspection and report in Dubai typically ranges from AED 1,000 to AED 2,500, depending on the villa's size and scope, and is a critical investment in your property's health and your family's safety.
