Black mold in Dubai villa: need professional inspection and cost?« Back to Previous Page

Our guest bedroom in our Jumeirah villa has been closed up for a while, and when I went in yesterday, I noticed several black spots in the corner behind the wardrobe and a really strong damp smell. We had some issues with a small leak from the en-suite a few months back that we thought was fixed. Is a professional mold inspection here in Dubai something I should definitely hire out for, and what’s a rough cost estimate for a 2-3 bedroom villa?

Yes, you should hire a professional for a thorough inspection. The combination of a past leak and Dubai's high humidity creates a perfect environment for mold to grow inside wall cavities, even after the surface leak appears fixed. A professional inspection uses moisture meters and thermal cameras to find the hidden source of moisture you can't see.

The strong damp smell and visible growth indicate it's likely more extensive. In a villa, mold from a bathroom leak can travel along pipes or into the concrete. A proper inspection will map the moisture and identify the species, as some types common here are more problematic than others.

For a 2-3 bedroom villa inspection, the cost is determined by the scope, not just room count. It depends on the number of samples needed (air, surface, swab) and the depth of the diagnostic work. A basic visual assessment with a few samples will be at one end, while a full investigation with wall cavity checks and a detailed lab report will be at the other.

You should request a detailed assessment quote that outlines exactly what is included, such as the number of air and surface samples and whether a comprehensive report with lab results is provided. This is the only way to accurately understand the problem and plan an effective remediation.
