Black mold in Jumeirah closet: call management or specialist?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold spreading on the ceiling in our master bedroom closet in Jumeirah. It seems to have gotten worse since the humidity kicked in last month, and I'm worried it's behind the wall. What's the best way to handle this—should I call building management first or get a specialist myself?

The humidity spike last month is a classic trigger in Dubai. That black patch spreading on your ceiling is almost certainly due to condensation from your AC unit's cold air meeting the warm, humid air in that enclosed closet space.

Your first call should be to your building management. In Dubai, building owners and management companies are typically responsible for the structural integrity of the property, including the building envelope and common AC systems that could be causing this. Report it immediately and request they send their maintenance team to investigate the source. There may be a leak from an upstairs unit or a burst pipe in the ceiling void that you cannot see.

However, if the building management's response is superficial—like simply painting over it—you should engage a specialist yourself. The mold you see is likely just the tip of the iceberg; the main colony is probably thriving in the ceiling cavity where it's dark and damp. A professional inspection with a borescope can see behind the wall to assess the full extent. Crucially, they can take air and surface samples for lab analysis to identify the species. This step is vital for determining the actual health risk and the correct remediation protocol, as not all black-colored mold is the dangerous Stachybotrys type.

In summary: report it to building management first to address any potential structural cause. If they are unable to identify and resolve the moisture source completely, then a specialist with microbial testing capabilities is your next step to ensure it is handled safely and thoroughly.
