We've lived in our Jumeirah villa for two years and just noticed a patch of black mold in the corner of our master bedroom wardrobe, which is on the wall facing the outside. It’s grown quite a bit since I first spotted it a couple of weeks ago. Is this something I can tackle myself with bleach from the supermarket, or should I be calling a professional company for a proper assessment and removal, and what kind of cost am I looking at for a job this size?

Black mold growth in a wardrobe on an exterior wall is a common issue in Dubai villas, often caused by thermal bridging. The temperature difference between the air-conditioned interior and the hot exterior wall creates condensation inside the wall cavity, providing the constant moisture mold needs to thrive.

Using supermarket bleach is not recommended. It is ineffective on porous surfaces like drywall and wood, as it only bleaches the surface colour and does not kill the root structure. More importantly, it introduces excess moisture that can accelerate regrowth. For a patch that has grown noticeably in weeks, this indicates an active moisture source.

Given the location on an exterior wall, this is likely more than a surface issue. The mold you see is often just the fruiting body; the actual fungal network may be spreading inside the wall. A professional assessment is strongly advised to identify the exact moisture source—be it condensation, a tiny leak, or capillary action from the foundation—and the full extent of the contamination. They use moisture meters and borescopes to inspect inside the wall cavity.

For remediation, the cost is not solely about the visible patch size. It depends on the extent of hidden growth and the repairs needed, such as removing and replacing affected drywall and insulation. Companies with their own microbiology labs can provide the most definitive answer by identifying the species and verifying the cleanup was successful through post-remediation testing. Always request a detailed assessment and scope of work before any remediation begins.
