Black mold in wardrobe - report to landlord in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading on the back wall of our wardrobe in the master bedroom. It's the wall that faces the outside, and with all the humidity lately, it's gotten much worse. What's the best way to get rid of this for good and is this something I should report to my landlord in Dubai?

Based on your description, you are almost certainly dealing with a mold infestation, likely Stachybotrys chartarum (black mold) or Aspergillus niger, which are common in Dubai's climate. The key issue is that the wall is an exterior partition. In our construction, these walls can experience thermal bridging, where the temperature difference between the air-conditioned interior and the extreme outdoor heat creates significant condensation inside the wall cavity. This trapped moisture, combined with the recent high humidity, provides the perfect environment for mold to thrive on the organic materials in the wall (e.g., drywall, wallpaper adhesive).

Your first and most critical step is to formally report this in writing to your landlord or property management company immediately. Under Dubai rental law (Law No. 26 of 2007) and the Dubai Land Department's regulatory framework, landlords are obligated to maintain the property in a habitable condition. Structural issues leading to water intrusion or condensation that affect the tenant's health and safety are unequivocally the landlord's responsibility to investigate and remediate. Do not attempt a DIY cleanup, as improper handling can aerosolize toxic spores, spreading the contamination throughout your bedroom and HVAC system.

This is not a surface issue; it is a symptom of a potential moisture intrusion or condensation problem within the wall itself. A professional inspection is mandatory to identify the exact moisture source, assess the extent of the hidden growth, and execute a proper remediation protocol. We strongly recommend you contact a certified expert like Saniservice. Our team uses thermal imaging cameras and moisture meters to pinpoint the source and then performs containment, HEPA filtration, and antimicrobial treatment to resolve it permanently.
