Black mold on bedroom wall: clean myself or call management?« Back to Previous Page

We've lived here for 2 years and just noticed this black, speckled stuff growing along the bottom of the wall behind the sofa in our master bedroom. It’s on the wall that faces the outside, and I'm worried the recent humidity has caused it. What’s the best way to clean this myself, or should I call the building management immediately?

Based on your description, this appears to be a classic case of mold growth due to thermal bridging and condensation, a common issue in Dubai's climate. The wall facing the exterior is likely a "cold bridge," where the inside surface temperature drops below the dew point due to the intense heat outside meeting your year-round air conditioning. This causes condensation to form behind your sofa, where air circulation is minimal, creating the perfect damp environment for mold, specifically the black, speckled variety you're seeing.

Attempting to clean this yourself with store-bought solutions like bleach is not recommended. These are superficial fixes that address the visible stain but not the underlying moisture problem or the root cause of the infestation. Improper cleaning can aerosolize spores, spreading the contamination to other areas of your bedroom and potentially causing health issues.

In the UAE, building management is typically responsible for the building's envelope and structural integrity. You should report this to them immediately, as the issue may stem from inadequate insulation or a leak in the external wall. However, management will not address the active microbial contamination inside your unit; this requires professional remediation.

For a proper resolution, a certified mold inspection is critical. We use thermal imaging cameras to pinpoint the exact source of moisture and take air and surface samples to identify the spore types and concentration levels. This data is essential for formulating a safe and effective remediation plan, which includes containment, HEPA filtration, and antimicrobial application to ensure the mold is eradicated at its source.
