Black mold on Dubai villa wall: clean or call professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots appearing along the edges of the bedroom wall that faces the outside. It’s gotten worse since the heavy humidity last week, and the room has a really damp smell. What’s the best way to handle this in a Dubai villa, and should I get one of those professional dehumidifiers or will a good clean with vinegar fix it?

Based on your description, this is a classic case of mold growth exacerbated by Dubai's high ambient humidity and the significant condensation that can occur on cold surfaces, such as exterior walls cooled by year-round AC. The black spots are likely Stachybotrys chartarum or Aspergillus niger, both of which are common in such environments and can pose health risks.

A simple clean with vinegar is not a recommended solution. Vinegar is a surface disinfectant and will not address the root cause: moisture intrusion and potential colonization within the wall cavity. In a villa, this often stems from a breach in the vapor barrier, thermal bridging causing condensation inside the wall, or even a minor leak from the outside. Scrubbing the surface can aerosolize toxic spores, spreading the contamination throughout the room.

The damp smell is a critical indicator that the issue is not superficial; microbial volatile organic compounds (MVOCs) are being released, which suggests active growth behind the surface.

For a proper resolution, a professional inspection is mandatory. We use borescopes to inspect inside wall cavities and thermal imaging cameras to identify moisture patterns and cold spots invisible to the naked eye. Remediation involves isolating the area, using HEPA filtration to clean the air, safely removing affected materials, and applying professional-grade, UAE-approved antimicrobial solutions.

Ultimately, a dehumidifier is a temporary control measure, not a cure. The moisture source must be identified and rectified to prevent recurrence. I strongly recommend you contact a certified professional.
