Black mold on exterior wall: DIY clean or call pro?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the wall behind our sofa in the living room. It’s on the wall that faces the outside, and I’m worried it might have gotten worse after that heavy dew we had last week. What’s the best way to handle this in a villa here, and should I call a professional company or is it something I can clean myself first?

Black mold on an exterior wall in a Dubai villa is often a sign of condensation issues, especially after heavy dew or high humidity. The wall behind the sofa likely has poor air circulation and is cooler, allowing moisture from the humid air to condense and promote mold growth.

For a small area (less than one square meter), you can attempt to clean it yourself. Wear an N95 mask, gloves, and eye protection. Use a mixture of detergent and water or a diluted vinegar solution. Do not use bleach, as it only removes the color and can push toxins into the air while leaving the root mold intact. After cleaning, the area must be completely dried. However, scrubbing visible mold often releases spores into the air, spreading the contamination to other areas.

Given that the mold is spreading and on an exterior wall, a DIY approach is often insufficient. The critical issue is identifying and addressing the source of the moisture, which could be internal condensation or a more serious breach in the building envelope. In many villas here, this requires a professional inspection to diagnose the root cause—whether it's thermal bridging, inadequate insulation, or a hidden leak.

Professional remediation is strongly advised for recurring mold, any spread behind walls, or if occupants have respiratory sensitivities. A reputable company will not just clean but conduct moisture mapping and air testing to identify the extent of the problem. They should provide documented before-and-after results from an independent lab to verify the spore count has been returned to safe, ambient levels. This diagnostic step is what separates a lasting solution from a temporary cosmetic fix.
