Black mold on exterior wall: DIY or call management?« Back to Previous Page
|
We've lived here for 2 years and just noticed black, speckled spots appearing along the bottom of our bedroom wall where it meets the floor. It’s the wall facing the outside, and it's been worse since the recent humidity. What’s the most effective way to deal with this mold ourselves, or is this a job where I absolutely need to call my building management?

Black mold on an exterior wall, especially after a humid period, is a common issue in Dubai due to the high condensation levels from year-round AC use. This indicates a persistent moisture problem, likely from a thermal bridge where the cold interior wall meets the warm outdoor air, or possibly from a hidden leak.
For a small, surface-level patch, a DIY approach can be your first step. Wear an N95 mask and gloves. Scrub the area with a mixture of white vinegar and water or a dedicated mold-cleaning solution, then dry it thoroughly with a fan. However, simply cleaning the visible mold is a temporary fix if the underlying moisture issue isn't resolved. The wall cavity may still be wet, allowing regrowth. Given the location on an exterior wall, this strongly points to a building envelope issue. In such cases, you absolutely should contact your building management. According to common strata regulations in the UAE, the responsibility for the structural integrity and waterproofing of external walls typically falls on the property management or owners' association. They are obligated to investigate and address the source of the moisture intrusion, which may require professional remediation to prevent structural damage and recurring health concerns. A certified inspection with moisture mapping can pinpoint the exact cause. |
