The AC in our Jumeirah villa has been leaking a bit into the wall behind it, and now I’m seeing a few small black spots on the skirting board. It’s been like this since the last humidity spike a couple of weeks ago. Is this something I can clean myself with vinegar or do I need to call a professional mold inspection company to make sure it hasn't spread inside the wall?

It depends on the extent. A few small spots from a recent leak can often be handled yourself. However, the leak into the wall cavity is the primary concern, as mould grows on damp materials you cannot see. In Dubai's high humidity, hidden condensation inside walls can sustain growth long after the visible leak is fixed.
For a DIY attempt, first fix the AC leak completely. Then clean the small visible spots with a vinegar or hydrogen peroxide solution. Monitor the area closely; if the spots return within a week, the moisture source remains or growth is more extensive inside the wall. Professional inspection is warranted if the leak was significant, lasted more than 48 hours, or if the wall feels soft or damp. Inspectors use moisture meters and borescopes to assess the wall cavity without destructive testing. This is crucial in villas, where structural integrity is a priority. A proper inspection provides a verified moisture reading, not just a visual check. Given the climate and the fact the leak reached the structure, an inspection is the safer choice to rule out hidden damage. Companies with their own microbiology labs can also test the mould type if there are health concerns, though most AC-related mould in the UAE is allergenic rather than toxic. The goal is to ensure the wall assembly is dry to prevent recurrence. |
