Black mold on villa wall in Dubai - professional or DIY?« Back to Previous Page
|
Our family villa in Jumeirah has these black spots growing along the bottom of the wall in the living room. It’s the wall that backs onto the garden, and I think it might be from when we had that leak in the irrigation system a couple of months ago. The AC is constantly running but the room still feels a bit damp. What's the most effective way to handle mold removal here in Dubai, and should I call a professional company or is this something I can treat myself first?

Based on your description of the black spots on the interior wall backing onto a garden with a previous irrigation leak, this is a classic case of moisture intrusion leading to mold growth, a common issue in Dubai villas. The constant AC use can create a significant temperature differential between the cool interior and the hot, humid exterior, leading to condensation within the wall cavity, especially if the leak compromised the moisture barrier.
For effective mold removal, a DIY approach is strongly discouraged for several reasons. Over-the-counter sprays only address surface discoloration, not the root moisture problem or the hyphae (root structures) growing within the gypsum board and possibly the concrete. Improper cleaning can aerosolize toxic mold spores, spreading the contamination to your HVAC system and throughout the villa. Furthermore, Dubai Municipality has specific guidelines for environmental health and remediation, which professionals are trained to follow. The only effective method is a professional protocol: first, a certified inspection to identify the moisture source and species of mold. This is followed by engineering controls like setting up negative air pressure containment with HEPA filtration to prevent cross-contamination. The affected drywall must be removed, the underlying structure treated with antimicrobial agents, and all contents professionally cleaned. Finally, the area is rebuilt with mold-resistant materials. The AC system will also need assessment, as it is likely circulating spores and may be contributing to the damp feel. Given the climate and the potential health risks, I recommend immediate professional inspection and remediation.
