Black mold or damp smell in bathroom: DIY or professional?« Back to Previous Page

Our guest bathroom in Jumeirah Park has had a persistent damp smell for a couple of months, and I’ve just noticed a bunch of black spots spreading in the grout between the wall tiles. I wiped it with vinegar but it came back darker a week later. Is this something I can tackle myself with a stronger cleaner, or do I need to call in a professional?

Based on your description of a persistent damp smell and recurring black spots in the grout, this is highly indicative of active mold growth, a common issue in Dubai properties due to our high humidity levels and year-round AC use, which can create significant condensation problems.

While vinegar is a common DIY remedy, its effectiveness is limited to surface-level cleaning. The fact that the mold returned darker suggests the hyphae (the root-like structures) have penetrated deep into the porous grout and potentially behind the tiles. This is a serious concern, as the damp smell points to a persistent moisture source, possibly a small leak in the plumbing or a failure in the bathroom's waterproofing membrane.

For a proper resolution, a DIY approach with stronger cleaners is not only ineffective but can be hazardous, as aggressive scrubbing can aerosolize toxic mold spores, worsening indoor air quality. According to UAE health and safety guidelines, proper containment and remediation protocols are required for persistent mold to prevent cross-contamination.

I strongly recommend a professional inspection. Our certified experts at Saniservice use thermal imaging cameras and moisture meters to pinpoint the exact moisture source invisible to the naked eye. We then conduct air and surface sampling to identify the mold species and its concentration, which is crucial for determining the correct remediation strategy, as per Dubai Municipality regulations.
