Black mold removal in Dubai villa: landlord or DIY?« Back to Previous Page

My kids have been coughing and I suspect it’s from the black mold I just found growing behind the toilet in our master bathroom. We’ve lived here for 2 years and just noticed it, but it’s spread pretty badly along the base of the wall. What’s the best way to get rid of this properly in a Dubai villa, and should I call the landlord first or just handle it myself?

Black mold behind a toilet is a common issue in Dubai villas, often caused by persistent condensation from the toilet tank and high ambient humidity. Given your children's symptoms and the spread you've described, this should be addressed promptly.

You are legally required to notify your landlord in writing first, as per standard Dubai tenancy contracts. The repair responsibility typically falls on them, especially since it involves wall surfaces and potential hidden water damage. Do not start remediation yourself, as improper handling can aerosolize spores and worsen the indoor air quality, potentially exacerbating respiratory issues. Document the mold with photos and dates for your landlord.

For a case of this nature, a professional inspection is strongly recommended to assess the full extent, including any moisture within the wall cavity. Dubai's climate means AC systems can spread spores from one room to another. Proper remediation involves isolating the area, removing affected porous materials like drywall or skirting boards, and treating the area with specialized antimicrobials—not just surface wiping.

After remediation, the underlying cause—likely condensation from the cold toilet tank—must be fixed, often by insulating the tank or improving bathroom ventilation. A company with microbiology lab capabilities can also provide post-remediation verification testing to confirm the space is safe. Your landlord should coordinate and cover the cost of this assessment and repair.
