Black mold under AC in Dubai: DIY or call professional?« Back to Previous Page
|
The AC in our apartment in Dubai Silicon Oasis has been making us all a bit stuffy, and I just pulled back the corner of the bedroom carpet and found a bunch of black spots underneath. It's right up against the wall where the AC unit is. Is this something I can tackle myself with bleach and a scrub, or is this a sign of a bigger leak problem where I need to call a professional?

The black spots under your carpet near the AC unit are a strong indicator of a chronic moisture issue, not just a surface problem. In Dubai's climate, this is most often caused by condensation from poorly insulated AC ducts running through the ceiling void or, more seriously, a leak in the chilled water pipe insulation surrounding those ducts.
Using bleach to scrub the carpet backing is not recommended. It will not address the moisture source, and its high water content can actually feed the mold growth deeper within the structure. For a small, isolated spot, a hydrogen peroxide-based solution can be used on non-porous surfaces, but carpet and its underlay are porous and typically cannot be fully remediated. This situation requires a professional assessment. The mold you see is likely just the surface manifestation; the main colony is probably thriving within the wall or ceiling cavity where the leak originates. A proper inspection will identify the exact moisture source—be it condensation due to inadequate insulation or a leak from the AC system itself. Remediation involves stopping the water intrusion, removing the contaminated porous materials (carpet, underlay, potentially drywall), and properly drying the area before any reconstruction. Given the location in a residential apartment, you should also notify your building management. They are typically responsible for the structural integrity and maintenance of the AC chilled water pipe insulation within the walls. A professional inspection report can provide the necessary documentation to request they address the root cause. |
