Black mold under shower seal: DIY or professional in Dubai?« Back to Previous Page

My ensuite bathroom in our Marina apartment has had this musty smell for weeks, and I finally pulled back the silicone sealant around the shower and found a bunch of black mold growing underneath it. We run the exhaust fan, but the humidity is just relentless here. I’m worried it’s a bigger problem behind the tiles. Should I just try to clean and reseal it myself, or is this a job for a professional, and what’s the typical cost range for that in Dubai?

Black mold under silicone sealant in a Marina apartment is a very common issue due to the high ambient humidity and condensation from year-round AC use. The exhaust fan often isn't sufficient to remove moisture trapped within the wall assembly.

For a small, superficial patch, a DIY approach can work. You must use a hydrogen peroxide-based cleaner, not bleach, as bleach only removes surface color and does not kill the roots. Scrub thoroughly, allow the area to dry completely with a dehumidifier, and then apply a high-quality, mold-resistant silicone.

However, the presence of mold under the sealant strongly suggests moisture has migrated behind the tiles. This is where a professional inspection is highly recommended. They use moisture meters and borescopes to assess the cavity behind the wall for hidden growth and saturated materials, which is a common finding in our climate. A full remediation might be needed if the backing board is wet.

For a professional job, costs are not fixed and depend entirely on the extent of the damage. A simple resealing is a minor service, but if tile and wallboard need removal and replacement, the scope and price increase significantly. Always request a detailed assessment and quote that outlines the moisture readings found and the exact scope of work proposed.
