Black speckles on damp wall: cleaner or contractor first?« Back to Previous Page

The wall behind our sofa in the Living Room has developed these black speckles, and the plaster feels slightly damp. We're in a ground-floor villa in Jumeirah and I first noticed it a couple of weeks after that heavy dew season started. I'm worried it's a bigger issue with the outside wall. What's the best way to treat this and who should I call first, a regular cleaner or a contractor to check for seepage?

Call a contractor or building inspector to check for seepage first. This is almost certainly a moisture intrusion issue from the outside, not just surface dirt. In a ground-floor Jumeirah villa, the heavy dew season can saturate exterior walls, and hidden cracks or failed waterproofing allow water to migrate inside, creating the damp plaster and ideal conditions for mould growth.

A regular cleaner cannot fix the root cause. Treating the visible mould without stopping the water source will result in it returning quickly. The contractor will identify the point of entry—often through the foundation, a cracked wall, or around window frames—and recommend repairs. Once the moisture issue is permanently resolved and the wall is completely dry, then professional mould remediation can properly treat the affected area.

For confirmation, a certified mould inspector can take a tape-lift sample of the black speckles for lab analysis to identify the species. This step is recommended if there are health concerns in the household, as it determines the appropriate remediation protocol. The climate here, with high humidity and constant AC use, means any unresolved dampness will persistently cause mould problems.
