Black splotches from AC leak: clean myself or call pro?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in our second bedroom, and now I’m seeing these black splotches spreading out from the wall. It’s been getting worse over the last couple of weeks, and the room has that damp, earthy smell. Is this something I can clean with bleach myself, or do I need to call a professional company to deal with it?

Based on the symptoms you've described—black splotches spreading from a damp wall, coupled with a persistent earthy odor from an AC leak—this is a strong indicator of active mold growth, likely including the problematic Stachybotrys chartarum (black mold) or similar species.

In Dubai's high-humidity climate, AC units are a primary source of condensation. When a leak occurs, it saturates building materials like drywall and carpet, creating an ideal breeding ground for mold within just 24-48 hours. The visible splotches are merely the surface manifestation; the main colony is often growing within the wall cavity and the carpet underlay, which you cannot see.

Using bleach is strongly discouraged. It is ineffective on porous materials as it only bleaches the surface pigment and does not kill the root structure (hyphae) deep within. Furthermore, bleach is mostly water, which can actually feed the mold and worsen the problem after it evaporates. For a situation involving persistent water intrusion and widespread visible growth, a professional inspection is not just recommended; it is essential.

Our certified inspectors use moisture meters and thermal imaging cameras to pinpoint the exact extent of the water damage and hidden mold growth behind walls. Remediation then involves the controlled removal of contaminated porous materials (carpet, underlay, affected drywall), HEPA vacuuming, and antimicrobial treatment following IICRC standards. Simply cleaning the surface will not address the root cause or the health risks.
