Building management or cleaning company for mold in Dubai?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle seems to have been leaking into the wall behind it for a while. We’ve lived here for 2 years and just noticed a patch of black, fuzzy mold spreading from the corner of the bedroom wall. Who is the right person to call for a proper inspection in Dubai, the building management or a specialized cleaning company?

This is a very common issue we see in Dubai, particularly in areas like Jumeirah Village Circle. The high humidity and year-round reliance on AC create the perfect conditions for condensation and mold growth, especially from leaking AC units.

The right person to call first is your building management or landlord. Under Dubai Municipality regulations (Public Health & Safety Department), the property owner is primarily responsible for maintaining the building's structural integrity and addressing issues like water leaks that originate from central AC systems or building infrastructure. They need to be notified immediately to stop the source of the water intrusion. A general cleaning company is not equipped for this; they will only clean the surface, missing the root cause and the mold growing inside your wall cavity.

However, once the leak is fixed, the mold remediation itself requires a specialized environmental company. Building management's contractors often do not perform the necessary containment, HEPA filtration, and antimicrobial treatment to properly remediate mold and prevent its recurrence and cross-contamination.

For a case like yours, I strongly recommend a professional inspection first. We would conduct air and surface sampling to identify the species (e.g., Stachybotrys "black mold," Aspergillus, etc.) and the full extent of the contamination. This data-driven approach is critical for a successful and permanent remediation plan.
