Can I clean AC leak mold myself or need professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m seeing a few small black spots spreading out from the corner of the wall. It smells damp and I’m worried it’s getting worse in this humidity. Is this something I can clean myself with bleach or do I need to call a professional company to handle it?

A small AC leak in Jumeirah Village Circle can quickly lead to mold due to our high humidity. The damp smell and black spots spreading from the wall corner indicate active growth, likely within the wall cavity and carpet backing.

For a surface area under one square foot, a DIY approach with a vinegar or hydrogen peroxide solution (not bleach, as it doesn't kill roots and can worsen indoor air quality) can be attempted. You must fix the AC leak first; otherwise, the mold will return. Thoroughly dry the area with dehumidifiers, as our climate will constantly reintroduce moisture.

However, professional remediation is strongly advised here. The water has been leaking for weeks, suggesting significant hidden saturation in the wall and underlay. Spots on the wall are often just the visible tip of a larger problem. Disturbing it incorrectly can release spores throughout your apartment. In Dubai, reputable providers follow IICRC standards for containment and removal to prevent cross-contamination. A professional inspection, often including moisture mapping, is the only way to assess the full extent and ensure it is removed safely. For rental properties, this also provides documentation for your landlord.
