Can I clean AC mold myself or call a professional?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind the sofa, and now I’m seeing these black, dusty spots spreading there. It’s been getting worse over the last few weeks since the humidity shot up. I’m worried it might be making us all a bit sniffly. Is this something I can clean myself with bleach from the supermarket, or do I absolutely need to call a professional company to deal with it?

Based on your description of a recurring AC leak leading to visible black discoloration and associated health symptoms, this is a situation that warrants immediate professional attention. The black, dusty spots are highly indicative of active microbial growth, commonly referred to as black mold, which thrives in the damp, dark conditions of a leaking AC unit and the wet wall cavity behind it.

While a bleach solution may appear to remove the surface stain, it is a fundamentally inadequate remedy. Bleach is primarily water, which can feed the mold roots (hyphae) deep within the porous drywall or insulation. Furthermore, it fails to address the root cause: the moisture intrusion from the leaking AC. Without rectifying the leak and using professional-grade antimicrobials and techniques, the growth will return, often more aggressively.

In Dubai's high-humidity climate, AC systems are a constant source of condensation, making them a prime location for such issues. Disturbing the mold yourself, even during cleaning, can aerosolize harmful spores throughout your apartment, significantly worsening indoor air quality and potentially exacerbating respiratory issues like the sniffles you described.

For a situation involving a persistent water source, structural materials, and health effects, a professional inspection and remediation are absolutely necessary. Our certified team at Saniservice conducts a comprehensive assessment, including moisture mapping and air quality testing, to identify the full extent of the contamination. We then execute a controlled remediation process following IICRC standards, which includes containing the area, safely removing affected materials, applying specialized biocides, and most critically, identifying and correcting the moisture source—in this case, your AC leak.

Do not risk your property or health. For a definitive solution, call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com for a consultation.
