Can I clean AC mold myself or hire a professional?« Back to Previous Page

The AC in our master bedroom has been leaking a bit onto the carpet for a couple of months, and now my husband's asthma, which is usually fine, has been getting much worse at night. We're in an older building in Jumeirah and I can see a small patch of black mold near the vent. I’m wondering if I can just clean this myself with bleach or if this is a job for a professional cleaning company?

Based on the symptoms you're describing – the worsening asthma at night correlating with a known AC leak and visible mold growth – this is absolutely a situation that warrants professional intervention. The combination of a respiratory condition and confirmed moisture intrusion elevates this from a simple cleaning task to a potential health hazard.

While a small patch might seem manageable, what you see is often just the tip of the iceberg. Mold spreads its root system (hyphae) deep into porous materials like carpet and drywall. Surface cleaning with bleach is ineffective against this; it may bleach the visible colour but leaves the organism alive, and the bleach itself can release harmful fumes that aggravate asthma. Furthermore, disturbing the mold during cleaning can aerosolize spores, potentially causing a significant flare-up in your husband's symptoms.

In the UAE's humid climate, especially in older Jumeirah buildings, AC systems are a primary vector for mold proliferation. The leak has created a perfect environment for growth, likely within the ductwork and the soaked carpet padding, which you cannot see. A DIY approach risks incomplete remediation and rapid regrowth.

For health and safety, a professional inspection is critical. We use moisture meters, thermal imaging, and air/o-surface sampling to assess the full extent of contamination. Remediation involves isolating the area, using HEPA filtration to capture airborne spores, safely removing contaminated materials, and applying EPA-approved antimicrobials. This is not a job for bleach and a rag.

Given your husband's asthma, I strongly advise against attempting this yourself. Please call us for a proper assessment at 800-MOLDS (800-66537) or email hello@saniservice.com. Let's ensure your home is safe and healthy.
