Can I clean AC mold myself or need a pro?« Back to Previous Page

Our AC unit in the bedroom closet has been leaking a bit, and now I’m seeing a bunch of black and green fuzzy spots spreading on the back wall. It’s been getting worse over the last couple of weeks since the humidity shot up. Is this something I can tackle myself with a bleach spray from the supermarket, or do I need to call in a professional cleaner to deal with it properly?

Based on your description, this is a serious mold issue that requires professional attention. The black and green fuzzy growth indicates an active colony, likely fueled by the AC condensate leak and Dubai's high ambient humidity, which creates a perfect breeding ground. Attempting a DIY cleanup with a supermarket bleach spray is strongly discouraged. Bleach is ineffective on porous surfaces like drywall, as it only bleaches the surface mold without addressing the root system. It can also exacerbate the problem by adding moisture and releasing harmful mycotoxins into the air.

The leak must be repaired first; otherwise, the mold will return. The wall itself is likely compromised and may require cutting out and replacing the affected section. Proper remediation involves containment to prevent cross-contamination, specialized HEPA filtration to capture airborne spores, and the use of EPA-approved antimicrobial agents, not bleach.

Under Dubai Municipality guidelines, significant mold infestations, especially those caused by HVAC systems which can spread spores throughout the property, are considered a health hazard and warrant a professional assessment. Our certified inspectors at Saniservice can identify the exact species, assess the extent of the damage, and execute a safe, guaranteed remediation protocol.
