Can I clean AC mold myself or need a pro in Dubai?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle has been leaking a bit for a couple of weeks, and now I'm seeing a few small black spots on the wall behind the bedroom curtain. We’ve been waking up with stuffy noses and I'm worried it's mold. Is this something I can clean myself with bleach, or do I need to call a professional mold inspector here in Dubai?

Based on what you're describing in your JVC apartment, I would strongly advise against cleaning this yourself with bleach. What you're seeing – the black spots on the wall combined with the AC leakage and your physical symptoms – are classic indicators of a mold issue that requires professional assessment.

The main problem with a DIY bleach clean is that it only addresses the surface discoloration you can see. It does not kill the mold roots (hyphae) embedded deep within the drywall or the gypsum board, which is highly porous. Furthermore, the persistent moisture from the leaking AC unit is the root cause; without fixing that leak and professionally drying the cavity behind the wall, the mold will 100% return, often worse than before. In our climate, the high humidity acts as a constant fuel source for mold growth.

For a situation like this, a certified mold inspection is crucial. We would conduct a thorough assessment, including moisture mapping with thermal imaging to find the full extent of the water damage hidden behind the wall, and likely take air and surface samples to identify the spore types and concentration levels. This is important as some molds can be more problematic than others for health. Your stuffy noses are a significant red flag that shouldn't be ignored.

The remediation process isn't just wiping a wall; it involves containing the area, safely removing the contaminated materials, HEPA vacuuming, and applying professional-grade antimicrobial solutions. Given the AC is the source, an HVAC hygienization will also be necessary to clear the unit and ducts of contamination.
