Can I clean AC mold myself or need professional?« Back to Previous Page

My kids have been coughing and I suspect it's from the AC. When I opened the unit in our master bedroom here in our Jumeirah apartment, the drip pan was completely full of this black, slimy water that's been sitting there for who knows how long.
Is this something I can safely clean myself with bleach, or do I absolutely need to call a professional AC cleaning service for this?

Based on your description, you are dealing with a significant microbial growth issue, not just simple dust. That black, slimy substance is a biofilm, a complex colony of mold, bacteria, and other microorganisms thriving in the stagnant water of the AC drip pan.
In the UAE's climate, this is a common but serious problem. The high humidity provides a constant source of moisture, turning the drip pan into an ideal breeding ground. While a small amount of surface dust might be manageable for a homeowner, a full, black, slimy pan indicates a deep, established contamination. Using bleach is NOT recommended. It is ineffective on porous surfaces, has a high vapor pressure that can irritate your family's lungs (potentially worsening the coughing), and its high water content can actually feed the mold root system after the surface is wiped, causing it to return stronger. Professional-grade, EPA-approved biocides are required to properly neutralize the growth at the root. Furthermore, the act of disturbing this sludge without proper containment can aerosolize a massive amount of spores and mycotoxins throughout your apartment's air, which is likely the source of your kids' respiratory irritation. We use negative air machines and HEPA containment to prevent this cross-contamination. For the health of your family and to ensure the contamination is fully eradicated, I strongly recommend a professional hygienization service. We can properly disinfect the unit, treat the pan with a residual antimicrobial coating, and identify the root cause—often a clogged condensate drain line—to prevent immediate recurrence.
