Can I clean AC mold myself with bleach in Dubai?« Back to Previous Page

We’ve lived in our Jumeirah apartment for 2 years and just noticed a bunch of black spots behind our bedroom wardrobe. I think it’s from the AC unit’s condensation, as that wall is always cold. Is it safe to clean this myself with bleach, or do I absolutely need to call a professional mold removal company here in Dubai?

Cleaning small, surface-level AC mold yourself is possible but depends on the extent. For the black spots behind your wardrobe, the first step is to move the furniture and determine the size. If the affected area is smaller than one square meter and the drywall isn’t soft or crumbling, you can attempt a DIY clean.

Bleach is not recommended on porous surfaces like drywall or concrete, as it only removes surface discoloration and doesn't kill the roots. It can also irritate your lungs. A more effective DIY solution is a mixture of distilled white vinegar and water or a dedicated mold-cleaning detergent. Always wear an N95 mask, gloves, and goggles to protect yourself from spores.

However, the underlying cause must be addressed. In Dubai, this is almost always due to excessive condensation from the AC, often from a poorly insulated cold wall or an AC unit set too low for the room's humidity. Without fixing the temperature differential and improving ventilation, the mold will return quickly, often within weeks.

If the mold covers a larger area, has a musty odor, the wall is damp, or any household members experience respiratory issues, a professional assessment is strongly advised. They can identify the exact species (some are more problematic than others) and locate the moisture source, which is often hidden. For apartments, there may also be a responsibility issue to check with building management if the leak originates from the central AC system. A proper remediation company will provide post-clean verification, often with lab testing, to confirm the space is measurably clean and the root cause is resolved.
