Can I clean AC mold with bleach or need a pro?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind the guest room wardrobe. I wiped it down but now there's a recurring black speckled patch on the skirting board and the room smells damp. Is this something I can clean with bleach myself, or do I need to call a professional to stop it coming back?

Based on your description, this is a classic case of mold growth fueled by the condensation from your AC unit. The black speckled pattern is strongly indicative of active mold colonization, likely Cladosporium or Stachybotrys (black mold), which are common in Dubai's humid climate.

While a surface wipe with a bleach solution may temporarily remove the visible discoloration, it is not a recommended or effective remediation strategy. Bleach is primarily water, which can actually feed the mold root system embedded deep within porous materials like wood skirting boards and drywall. Furthermore, it fails to address the primary cause: the ongoing moisture intrusion from the AC leak. The persistent damp smell is a clear sign that the problem is not resolved.

In the UAE, where air conditioning runs year-round, such leaks create a perfect microenvironment for rapid mold recurrence. DIY attempts often disturb the colony, releasing a higher concentration of spores into your indoor air, which can lead to health concerns and further contamination.

A professional inspection is absolutely necessary. Our certified inspectors use moisture meters and thermal imaging cameras to pinpoint the exact source and extent of the water leak and hidden mold growth behind the wardrobe and within the wall cavity. We then follow Dubai Municipality-approved protocols for remediation, which involve isolating the area, using EPA-approved antimicrobial agents to treat the mold at its root, and crucially, identifying and rectifying the AC issue to prevent it from happening again.
