Can I clean black mold from AC leak myself?« Back to Previous Page

The AC in my apartment seems to be leaking a little water onto the carpet in the master bedroom. I just pulled back the corner and found a patch of black mold about the size of a dinner plate underneath, and it smells damp. I’m in an older building in Bur Dubai. Is this something I can tackle myself with bleach, or do I need to call a professional cleaning service?

Based on my experience as a certified mold inspector in Dubai, I strongly advise against attempting to clean this yourself with bleach. The presence of black mold (likely Stachybotrys chartarum or Aspergillus niger) from an AC leak is a significant concern that requires a professional approach.

The issue is not just the visible patch. The AC leak has saturated the carpet and, critically, the underlying underlay. This porous material acts like a sponge, and mold growth will be extensive within it, far beyond the visible area. Bleach is ineffective on porous surfaces; it only bleaches the surface mold while leaving the root structure intact. Furthermore, it introduces excessive moisture, exacerbating the problem and releasing a high volume of harmful spores into your indoor air.

In Dubai's high-humidity climate, this creates a perfect environment for rapid regrowth. The AC unit itself may also be contaminated, requiring specialized HVAC hygienization to prevent continuous spore distribution throughout your apartment. DIY attempts often disturb the colony, causing widespread cross-contamination.

For a situation of this scale and due to the health risks associated with mycotoxin exposure, a professional inspection and remediation are essential. Our protocol involves containment of the area with negative air pressure, HEPA filtration, safe removal of contaminated materials, and application of EPA-approved antimicrobial agents. We then use moisture meters and thermal imaging to identify the exact source of the AC leak to prevent recurrence.
