Can I clean black mold under my AC or call a pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit for the last couple of weeks and I just pulled back the corner of the carpet near the vent. There's a patch of black, fuzzy mold about the size of my hand on the concrete underneath. The room has started to smell damp. Is this something I can clean myself with bleach or do I need to call a professional company to handle it?

That black fuzzy patch and damp smell indicate active mold growth, which is common when AC condensate leaks in Dubai's high humidity. This situation typically requires professional assessment rather than DIY cleaning.

While small surface mold on non-porous materials can sometimes be addressed with proper precautions, your case involves several complications. The mold is on porous concrete, which is difficult to fully remediate. It's under carpet, allowing spores to spread when disturbed. The ongoing AC leak means moisture will continue feeding the mold unless repaired. In Dubai's climate, hidden mold can quickly colonize wall cavities and insulation behind the concrete.

Bleach is ineffective on porous surfaces as it only surface cleans while adding moisture. Proper remediation requires HEPA vacuuming, antimicrobial application, and moisture control. Disturbing it without containment protocols risks spreading spores throughout your bedroom.

You need two professionals: an AC technician to fix the leak at its source (often a clogged drain line or faulty installation), and a mold inspector to assess contamination extent. They should provide a moisture map and air quality tests showing spore counts. Dubai Municipality guidelines require proper containment and disposal for mold affecting building materials.

Request a company that provides before-and-after lab testing documentation rather than just visual inspection. They should identify the mold species since some types common in AC systems require specific protocols. The priority is stopping the moisture source, then dealing with the existing growth.
