Can I clean mold from my AC myself?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making us all cough and feel stuffy for a couple of months now. I finally pulled the filter out and the back of it is covered in this black, powdery dust and the unit itself has a really damp, earthy smell. I'm worried it's mold in the system. Is this something I can safely clean myself with a bleach solution or do I absolutely need to call a professional mold inspection company to handle it?

No, cleaning visible mold from the filter or unit interior yourself is not recommended, especially given your symptoms. That black, powdery dust is a strong visual indicator of microbial growth, and the damp, earthy smell confirms active biological contamination inside the unit. In Dubai's climate, where ACs run constantly and create significant condensation, this is a common issue.

A DIY bleach spray only addresses surface mold you can see and can actually worsen the problem by pushing spores deeper into the system or damaging AC components. The real concern is the hidden contamination in the evaporator coils, drip pan, and ductwork that you cannot access or properly treat without specialized equipment.

For persistent symptoms and visible growth, a professional inspection is advised. They use borescopes to inspect the internal coils and may recommend air or swab sampling to identify the specific mold types present—this is critical as some species common in damp AC systems can be more problematic than others. Proper remediation involves contained cleaning of the entire unit with EPA-approved biocides and often includes applying a protective coating to the coils to prevent rapid regrowth. Given the high humidity, a full system clean and addressing any underlying moisture issues is the most effective way to resolve the problem long-term.
