Can I clean mold from my AC or need a professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making us all cough for a couple of months now, and I finally pulled the filter out to find it covered in black dust and what looks like fuzzy black spots. I'm worried it's mold in the ducts. Is this something I can clean myself with a store-bought spray or do I absolutely need to call a professional for a proper inspection and cleaning?

The fuzzy black spots on your filter are a strong indicator of microbial growth, which is common in Dubai's climate. The constant AC use creates condensation inside the unit and ducts, providing the perfect damp environment for mold and bacteria to thrive.

You can clean the replaceable filter yourself, but the visible growth on it suggests a more extensive problem inside the unit and ductwork. Store-bought sprays are surface treatments that cannot address the root colony, often located deep within the evaporator coils or drain pan. In JVC apartments, where systems recirculate air, this can persistently trigger the coughing you're experiencing.

For this scenario, a professional inspection is strongly advised. They use borescopes to visually confirm growth inside the ducts and take surface or air samples for lab analysis to identify the specific species. This is crucial, as some types require more aggressive remediation protocols. The cleaning itself involves specialized equipment like HEPA vacuums and antimicrobial coatings for the coils to prevent rapid regrowth.

While a DIY spray might offer a temporary fix, a full system cleaning based on a professional assessment is the only way to measurably reduce the irritants causing your family's symptoms.
