Can I clean moldy AC filter myself or call maintenance?« Back to Previous Page

The AC in our apartment in Jumeirah Park has been making a funny smell for the last couple of weeks, and I just pulled the filter out to find it's covered in black and green fuzzy spots. It’s definitely mold. Given how much the AC runs here, is this something I can clean myself with a vinegar solution, or is this a job for the building’s maintenance team?

A visibly moldy AC filter in Dubai's climate indicates a moisture issue that needs addressing. For a surface-level issue on a reusable filter, you can clean it yourself. Turn the AC unit off completely. Wear an N95 mask and gloves. Take the filter outside and use a HEPA vacuum to remove loose spores, then wash it with a solution of warm water and detergent. A vinegar rinse can help, but it won't kill all species. Let it dry completely in the sun before reinstalling.
However, the mold on the filter is often just the visible sign. The real concern is contamination inside the AC unit's evaporator coils and drip pan, which are constantly damp from condensation. This internal mold will quickly recontaminate a clean filter. Given the AC runs year-round, this internal spread is common. For a building-wide system, the responsibility typically falls to the building's maintenance team, as the central ductwork and main unit are common property. Report the issue to them immediately and request a full inspection and cleaning of the internal coils and condensate drain line. If the problem persists after their intervention, or if anyone in the household experiences respiratory irritation or allergies, a professional indoor environmental assessment with lab testing is the next step to identify the specific mold types and sources. |
