Can I clean moldy AC filter myself or call professional« Back to Previous Page
|
My kids have been coughing more than usual, and I’m starting to suspect the AC unit in our Jumeirah villa. I pulled the filter out yesterday and found this black, dusty stuff around the edges and a really damp, earthy smell. We’ve lived here for 2 years and just noticed this now. Is this something I can clean myself with a bleach solution, or do I need to call a professional for a proper mold inspection?

A damp, earthy smell and black dust around the AC filter are strong indicators of mold growth, a common issue in Dubai's climate due to high humidity and constant AC use creating condensation. For a surface-level issue, you can clean the removable filter yourself. Wear an N95 mask and gloves. Use a vacuum with a HEPA filter to remove the loose debris outdoors, then wash the filter with a diluted detergent solution—avoid bleach as it can damage the filter material and is ineffective on porous surfaces.
However, the filter is often just the visible part. The smell and your children's coughing suggest the mold is likely established deeper within the AC unit or ductwork, which requires professional attention. In a villa system, spores can spread from the internal evaporator coils or drip pans throughout the home. For your situation, a professional inspection is strongly recommended. They use borescopes to visually confirm growth inside the unit and should take surface or air samples for lab analysis to identify the mold species. This is critical, as some types common in AC systems can cause more significant respiratory irritation. DIY cleaning often misses the root cause, and the problem will return quickly. A proper remediation will involve cleaning the entire internal assembly, treating the coils and drip pan with EPA-approved biocides, and addressing any moisture source, like a clogged condensate drain line. |
